Rutland House - High Specification Refurbishment

Client:
Private
Location:
Marloes Road, off High Street Kensington

Collfin Limited were introduced to the Client by a Structural Engineer we had previously worked alongside. The Client appointed us to undertake structural alterations at a project off Gloucester Road to assist the incumbent fit-out contractor. When Rutland House was acquired the Client wanted a contractor who could undertake both the structural and fit-out elements.

Collfin Limited secured this contract following a negotiated tendering process.

The main challenge presented by this project was that the works were to be undertaken within an occupied Mansion Block at Second Floor Level. No access was available via a goods lift or communal staircase, consequently, we erected an external scaffold. All demolition debris, steelwork, general materials, specialist joinery, sanitaryware and finishes etc. were loaded-out via the scaffold.

One of the features of this project were the internal designer doorsets from Italy, on behalf of our Client we liaised with the supplier and sized all door elements to ensure a correct order was placed.

Scope of Works:
Structural alterations to form walk-thro's within Lounge & Dining, new ceilings throughout, soundproof floors throughout, high level sanitaryware, vanity units, new plumbing installation, new electrical installation incorporating Lutron Lighting Scheme, designer doorsets, hardwood flooring, extensive ceramic wall & floor tiling and decoration
